A home inspection itself does not “pass” or “fail” a property, but mortgage lenders—especially FHA, VA, and USDA loans—can deny financing for safety or structural deficiencies.


Items that commonly lead to loan denial or repair requests:


  • Active roof leaks or missing shingles

  • Structural movement or foundation cracking

  • Damaged or unsafe electrical panels

  • Active termites or wood decay

  • Exposed wiring or overloaded circuits

  • No functioning HVAC system

  • Plumbing leaks or non-operational fixtures

  • Peeling paint in homes built before 1978 (lead regulations)
