When buying a home, certain findings carry more weight than cosmetic issues. The biggest red flag in a home inspection is active water intrusion—including foundation seepage, roof leaks, basement moisture, and ongoing mold-causing conditions. Water problems often lead to structural damage, rot, pest activity, HVAC corrosion, and electrical hazards if left untreated.


Other major red flags include:


  • Foundation movement or settlement

  • Unsafe electrical wiring

  • Active termites or wood-destroying insects

  • Roof failure or missing flashing

  • Improper grading causing water against the home
