Protect Your Investment Before You Move In

Whether you’re buying, selling, or maintaining your home in Hampshire County, Winchester, Capon Bridge, or the surrounding WV/VA/MD region, a professional home inspection provides clarity before major decisions. A home is often the largest financial purchase someone will ever make — a detailed inspection helps you understand its true condition, beyond curb appeal.

A certified inspection gives buyers and sellers confidence by identifying issues that may not be visible during a showing, walk-through, or fast-paced closing process.

What a Home Inspection Helps You Discover

A full home inspection evaluates every major component of the property, including:

  • Roofing & shingles

  • Structural elements (visible foundation, framing, crawlspace access)

  • Electrical systems

  • Plumbing function & visible supply lines

  • HVAC performance & age

  • Attic ventilation & insulation

  • Interior rooms, windows & doors

  • Exterior siding & grading concerns

This process ensures you understand the home’s performance, safety factors, and any repairs recommended before closing.

Why You Should Not Skip an Inspection

Even newer properties can have issues. Common findings in our region include:

  • Aging electrical systems not up to current safety standards

  • Moisture intrusion in crawlspaces

  • Roof wear due to mountain weather exposure

  • Grading that directs water toward the foundation

  • “DIY” repairs performed without permits

  • HVAC systems near end of lifespan

An inspection doesn’t just list problems — it equips you with realistic expectations and future planning.

What About Termite (WDI), Mold, or Water Testing?

Les does not perform laboratory testing or specialty certifications in those categories.

However:

  • If visible termite evidence is present, he documents it

  • If visible moisture or organic growth is present, he notes it

  • If conditions suggest possible WDI or mold, you will be advised to contact a licensed specialist

In other words, if he sees it — he will tell you.

If testing is required — he will direct you to the appropriate contractor or WDI specialist.

Peace of Mind Before You Sign

A home inspection is more than a checklist — it’s a risk reducer.

  • You gain negotiation leverage before closing

  • You avoid surprise repair costs after moving in

  • You understand the life expectancy of major systems

  • You can confidently decide whether to proceed with purchase

Local Expertise Matters

Les knows the construction patterns, soil conditions, weather exposure, and aging systems common to:

  • Hampshire County

  • Capon Bridge

  • Winchester

  • Eastern WV Panhandle

  • Western Maryland (select areas)

  • Northern Virginia (select areas)

Homes in this tri-state area require a trained eye familiar with its terrain and historic building norms.
